LeaseLoom

// ROI calculator

What would LeaseLoom be worth to your office?

Put in your own numbers. The page shows what one turnover costs you, how many kept renewals it takes to cover LeaseLoom for a year, and how many hours of follow-up it would have to take off your team to pay for itself. Nothing you type leaves this page.

Your numbers

Rough numbers are fine. Each result shows once the fields it needs are filled in.

Each apartment, house or side of a duplex is one door.

Across your portfolio, roughly.

From your rent roll or vacancy report.

From move-out to the next move-in.

Paint, cleaning, repairs, listing and leasing fees, on average. Leave it blank to count empty days only.

From your rent roll's lease end dates.

Your best guess for the last 12 months.

Renewal offers, past-due reminders, owner reports, lead replies. Everyone together.

Wage plus overhead, roughly.

Picked from your door count; change it if you want.

How we work it out

Rent is monthly, and a month counts as 30 days. Plan price is the monthly price of the plan you picked.

Empty units a day =
empty units × monthly rent ÷ 30
One turnover =
monthly rent ÷ 30 × days empty + make-ready and re-leasing cost
Move-outs a year =
move-outs × one turnover
Share of ending leases that renew =
(leases ending - move-outs) ÷ leases ending
Months one kept renewal pays for =
one turnover ÷ plan price
Kept renewals to cover a year =
plan price × 12 ÷ one turnover, rounded up
Follow-up hours a month =
hours a week × 52 ÷ 12
Their cost =
follow-up hours a month × your hourly cost
Hours a month that pay for the plan =
plan price ÷ your hourly cost
Days of one empty unit that equal a month of the plan =
plan price ÷ (monthly rent ÷ 30)
Price per door =
plan price ÷ doors
